Jill Murphy’s practice focuses on commercial real estate; she provides counsel to developers, prospective purchasers, tenants, and property owners involved in a variety of transactions. Jill advises clients on leasing, disposition, acquisition, and financing of commercial properties. She counsels clients on title review, easement creation, loan document preparation, and investor-funded development opportunities. 

Jill’s deep understanding of real estate law is reflected in her role as Adjunct Professor at The University of Texas School of Law, where she teaches Commercial Leasing. This position allows her to share her practical experience and insights with the next generation of legal professionals while further honing her skills in the field.

Leasing Representation: 

  • Represented landlord in a 25,000-ftmulti-use space for an Australian software tenant 
  • Served as outside real estate counsel for a Texas-based dessert delivery company and national fast-casual restaurant with 80+ locations

Acquisition and Disposition Representation: 

  • Advised seller on a 48-acre sale to national food service company for development of a distribution center 
  • Counseled owners on the sale of a 200-acre ranch to a national single-family homebuilder 
  • Assisted purchaser with the acquisition of a ground lease and the operation of a multi-tenant hospitality property 
  • Represented buyer in a reverse-exchange acquisition and financing of a 220,000-ft2 Class A office building 

Appellate Representation: 

  • Represented Appellant in successful appeal of a Texas probate court’s ruling against applicant for failing to offer a decedent’s will as a muniment of title within four years of decedent’s death (Ramirez v. Galvan, No. 03-17-00101-CV, 2018 WL 454733 (Tex. App.—Austin Jan. 10, 2018, no pet.) 
  • Served as an expert witness for the plaintiff at a successful temporary injunction hearing involving a real estate development dispute. 
  • Represented developer in the acquisition, financing, and condominium conversion of a 200-unit multifamily property
